Fees and expenses payable by the seller

Many people mistakenly believe that the buyer is responsible for all notary fees in a real estate transaction.

The Chambre des Notaires du Québec provides the public with useful information on the question of billing in a real estate transaction.

If you are the seller in a real estate transaction, you may be required to pay certain fees in specific situations (the amounts indicated are for information purposes only and are updated periodically to reflect changes in our service providers’ costs):

Mortgage discharge and release;

  • ($300 plus taxes and $155 registration fees)

Additional mortgage discharge and release;

  • ($300 plus taxes and registration fees)

Fees for checking property tax balances;

  • ($100 plus taxes and fees for tax certificates $150 for municipal and $50 for school)

Additional checks;

  • ($50 plus taxes)

Preparation of corporate documents, such as resolutions, etc;

  • ($175 plus taxes)

Title insurance;

  • ($200 plus taxes and the amount of the insurer’s premium)

Repayment of a bridge loan;

  • ($250 plus taxes)

Verifications with the condominium syndicate;

  • ($100 plus taxes)

Consultation with the Québec Business Registry and the RDPRM;

  • ($25 plus taxes)

Ordering of original documents or certified copies;

  • ($50 plus taxes for document fees)

Trust management fees;

  • ($35 plus taxes)

Preparation of mandatory forms for the transferor or transferee;

  • ($50 plus taxes per Declaration)

Bank transfer to another notary or to the client;

  • ($150 plus taxes)

Holdback agreement;

  • ($150 initial fee and $50 per month until final disbursement)

Additional appointment;

  • ($100 plus taxes)

Power of Attorney to sell;

  • ($250 plus taxes)

All fees payable by the seller will be deducted from the seller’s sale proceeds.
